OVERVIEW

WHY METAL,
AND WHY NOW.

Standing-seam metal is the longest-lasting residential roofing system you can buy. Properly installed on a properly built deck, a metal roof will outlive the rafters under it. Most asphalt shingle roofs are tired by year 18. A metal roof is just hitting its stride at year 30.

The cost is real — typically two to three times the upfront price of architectural shingle. But the math changes when you stretch it across the roof's actual life. One metal roof will outlast two-and-a-half asphalt roofs, with energy savings of 10–25% along the way (the Kynar 500 finish reflects solar heat instead of absorbing it).

What separates a real install from a bad one is what you can't see: high-temp underlayment, properly sized panels, custom-fabricated flashing, and concealed-fastener seams that don't fail at year 12. We do all of that.

How we

Do It.

INSPECT

Walk the roof, measure span and slope, check the rafters and decking. Metal panels can run 40+ feet — the substrate has to be ready.

ENGINEERING REVIEW

Confirm panel gauge, fastener spacing, and ventilation strategy. Metal roofs are a system; the engineering is the difference between 50 years and 12.

BID & SAMPLE

Within a week of inspection. Color samples on the actual roof so you can see them in your own light, against your own siding.

MATERIAL ORDER

Panels are made-to-order in your color and your length. 3–6 weeks from order to delivery — plan accordingly.

TEAR-OFF

Strip to deck. Inspect every square foot. Replace any compromised sheathing — metal panels won't span over weak deck.

SUBSTRATE PREP

High-temp synthetic underlayment, ice & water shield in valleys, drip edge at eaves and rakes. Closure strips at every seam.

PANEL INSTALL

Panels run from eave to ridge in single uncut lengths where geometry allows. Concealed-fastener seams. We never expose a fastener except where it's structurally required.

DETAILING

Custom flashing fabricated on-site for ridges, valleys, hips, dormers, and penetrations. This is where most metal roofs fail — cheap flashing kits

FINAL WALK

Bonding/grounding check, water test, magnetic sweep, paint touch-up kit. Warranty registration filed before we leave the driveway.

50-year material warranty against rust-through. 30 years on the Kynar 500 finish against fade and chalk — the best in the industry. Steel substrate carries a separate 25-year warranty.

Twenty-five-year labor warranty on a metal install. Covers seam integrity, flashing, fastener performance, and water-tightness. Transferable to the next owner.
