A roof leak almost never shows up where it starts. Water finds the path of least resistance, runs down rafters or sheathing, and surfaces feet away from the actual breach. So the first job on a repair call isn't fixing — it's finding.
We come out within the week (often the same day for active leaks), walk the roof, photo-document everything we find, and trace the path the water took. Then we write a clear bid that names the actual problem — step flashing on the chimney's east face, not "miscellaneous repairs" — and the actual fix.
If we can't find it, we don't bill you. That's it. That's the whole policy.

After inspection: line-item bid naming the actual problem and the actual fix. No "miscellaneous repairs" line items.

SCHEDULE
Most repairs land within 1–2 weeks of bid acceptance. Active leaks jump the line.

One visit, one crew. We replace flashing, sheathing, underlayment, and shingles as a single coordinated repair — not a patch on a patch.

If a repair we performed leaks again at the same source within 24 months, we come back, diagnose, and fix it at no charge. Period.
Manufacturer warranties on shingles, underlayment, flashing, and sealants pass through to you. We file the paperwork, you keep the coverage.
