Most skylight leaks are flashing leaks — not skylight leaks. We replace the unit, the surrounding shingles, the underlayment, and the flashing kit as one job, so the next storm doesn't find a new way in.

WHY MOST
SKYLIGHT LEAKS AREN'T.

Nine times out of ten, the call is "my skylight is leaking." Nine times out of ten, the leak isn't from the skylight itself — it's the flashing around it, the underlayment under it, or the shingles tied into it. Skylights take the blame for failures that happen six inches away from them.

So the right way to replace a skylight isn't to swap the unit and feather the shingles back. It's to tear out the surround entirely: shingles for two courses around the opening, the old underlayment, the old flashing kit, the old curb sealant. Drop the new unit in. Lay self-adhered ice & water shield right up to the flange. Install the manufacturer's flashing kit (matched to that exact unit). Reshingle. Done. The skylight isn't a special place anymore — it's just another sealed penetration like a chimney or a vent stack.

If we're already doing all that, you might as well replace the unit while we're up there. Velux units made before 2010 are at end-of-life. Newer ones run circles around them on glass coatings, energy efficiency, and venting/solar options.

INSPECT

Walk the roof. Confirm the leak source — is it actually the unit, or the surround? Check the interior for water staining and rafter health.

MEASURE & SPEC

Inside-the-curb dimensions, slope angle, surrounding material. We talk through fixed vs vented vs solar options here.

ORDER

Velux units in stock colors ship in 1–2 weeks. Solar models 2–4 weeks. Fakro typically faster.

TEAR-OUT

Remove two courses of shingles around the unit. Pull old flashing kit. Strip underlayment back to deck. Inspect the rafters and curb for rot.

InsTALL new UNIT

Set the replacement on the existing curb (or build a new curb if rotted). Mechanical fasteners through the flange — no surface caulk holding it down.

MEMBRANE & FLASHING

Self-adhered ice & water shield right up to the unit flange. OEM flashing kit installed per manufacturer spec. This is the leak-proof layer

RESHINGLE

Two courses around the perimeter, color-matched as close as we can get. Step flashing tied into the courses, not laid on top.

INTERIOR TRIM

Re-set the trim, refresh caulk on the interior side. The unit ships with new gaskets — they get used.

WATER TEST

Garden hose at the cap, working down the slope. Five minutes of soak, then back inside to look for water. We don't leave until it's dry.

10 YEARs

Five-year labor warranty on the install — covers flashing, underlayment, surrounding shingle integrity, and water-tightness around the unit.

Velux's 10-year warranty on the unit itself — frame, glass, and seal. We register it for you the day of install. Solar models carry an additional 5-year electronics warranty.
